KBRE Exclusive Private Listing Services
Overview
Knowledge Base Real Estate (KBRE) offers Exclusive Private Listing services for Southwest Florida sellers who want to sell without broad public exposure. Your home is marketed quietly to a curated set of qualified buyers instead of appearing on Zillow, Realtor.com and every agent website on day one.
The service is built for luxury, waterfront and high-profile properties in Lee and Collier Counties, where privacy, security and control often matter as much as price. Every private listing is handled directly by KBRE and fully complies with Florida law and local MLS rules.
Why sellers choose a private listing
- Privacy and security. No public photos of your interiors, floor plan or security features, and no flood of online traffic or drive-bys.
- Discretion. Ideal for public figures, executives, estate and divorce sales, or anyone who prefers neighbors and colleagues not know the home is for sale.
- Control over showings. Only pre-qualified, vetted buyers tour the home, on your schedule.
- No public market history. Days on market and price changes are not recorded on public portals, so the listing never looks “stale.”
- Price testing. Gauge real buyer response at your target price before committing to a full public launch.
- Flexibility. Move to full MLS exposure at any time if you want a wider buyer pool.
How it works
- Private consultation. We walk through your goals, timeline and privacy needs, and explain every marketing option available to you — private, delayed and full MLS.
- Pricing strategy. You receive a confidential market analysis based on recent comparable sales, including off-market and waterfront data.
- Your informed choice, in writing. You select the option that fits, and sign the listing agreement plus the required seller disclosure.
- MLS filing. KBRE files the listing with the MLS within the required time frame, coded as an exempt listing so it is not publicly marketed.
- Targeted outreach. We present the home one-on-one to qualified buyers from KBRE’s network, our agents’ buyer clients and, where appropriate, Cobia Holdings.
- Vetted showings. Every buyer is pre-qualified and, when you request it, signs a confidentiality agreement before touring.
- Negotiation and closing. KBRE negotiates terms and manages the transaction through closing.
- Go public anytime. If the right buyer has not surfaced, we can move the listing to full MLS exposure with your written approval.
Your marketing options
KBRE offers three paths; you choose, and you can move from a private option to full exposure at any time.
Option | Who sees it | Public websites (Zillow, IDX) | Best for |
|---|---|---|---|
Office Exclusive | KBRE agents and our buyer clients only | No | Maximum privacy; high-profile or sensitive sales |
Delayed Marketing | All MLS agents and their buyers | Not until the MLS’s delay period ends | Testing price with agent-only exposure before public launch |
Full MLS Listing | All agents and the public | Yes, immediately | Maximum exposure and the largest buyer pool |
Availability and the length of the delayed marketing period are set by our local MLS. Under NAR rules, an office exclusive may not be publicly marketed in any way — no yard sign, public website post or broad email blast.
What to weigh before going private
A private listing trades exposure for privacy, and KBRE will tell you plainly when that trade is or isn’t worth it.
- Fewer buyers. Most buyers search online; keeping a home off public sites means fewer people know it exists, which can affect price and time to sell.
- Less competition. Multiple-offer situations are less likely with a smaller buyer pool.
- Portal policies. Some major portals and brokerages have announced they may not display listings that were first marketed privately, even after they go public.
- No public marketing during an office exclusive. Signs, open houses and online ads trigger the requirement to share the listing with the full MLS.
If full exposure is likely to net you more, we will say so — the choice is always yours.
Fully compliant, fully disclosed
Every KBRE private listing follows NAR’s Clear Cooperation Policy, its Multiple Listing Options for Sellers policy, and local MLS rules. That means:
- All options explained first. Before any private listing, we review every option with you and how each fits your goals.
- Signed seller disclosure. You sign a certification that discloses our professional relationship, acknowledges the MLS benefits you are waiving or delaying, and confirms your choice.
- Filed with the MLS. Office exclusive and delayed marketing listings are still filed with the MLS within the required time frame — they are simply coded so they are not publicly marketed.
- Fair housing. Private marketing never limits who may buy; we follow all federal and Florida fair housing laws.
- Broker oversight. Every private listing is reviewed by KBRE’s Broker of Record.
Internal note (remove before publishing): confirm the local MLS’s current delayed marketing period and exempt listing forms before using this copy.

Frequently asked questions
Is a private listing legal in Florida? Yes. Florida law does not require a home to be publicly marketed, and NAR policy allows office exclusive and delayed marketing listings with a signed seller disclosure.
Will my home be on Zillow? Not while it is an office exclusive or within the delayed marketing period. It appears publicly only if you choose to move to full MLS exposure.
Can I hold an open house or put up a sign? Not as an office exclusive. Any public marketing requires the listing to be shared through the MLS, so we use one-on-one outreach instead.
Can I switch to a full MLS listing later? Yes, at any time, with your written approval.
Do private listings cost more? No. Commission is negotiable and set in your listing agreement, just like any KBRE listing.
What if I just want a fast, private sale? Ask about a cash offer through Cobia Holdings.
